Job Description and Key Responsibilities

The BMS Technician will be stationed at a worksite within Kuwait and will be the primary responsible for ensuring the smooth and effective operation of Building Management Systems. Core responsibilities include:

• Routine and Preventive Maintenance: Conduct regular inspections of BMS components, including Direct Digital Controls (DDC), sensors, actuators, and interface devices. Execute preventive maintenance schedules to minimize downtime and ensure operational continuity.
• Troubleshooting and Repair: Diagnose technical faults within HVAC, lighting, power, and other integrated safety systems controlled by the BMS platform. Identify root causes of issues and perform immediate repairs or coordinate with other teams for resolution.
• Programming and Modifications: Implementing modifications to control programs and data points within system protocols such as BACnet or Modbus, based on changing operational requirements or to enhance energy efficiency.
• Monitoring and Operation: Monitoring system performance through the system's user interface software, analyzing data to identify deviations from optimal setpoints, and taking corrective actions.
• Documentation and Reporting: Maintaining accurate logs of all maintenance, repair, and modification work performed on the system. Preparing reports on operational status, faults encountered, and solutions implemented.
• Technical Support and Collaboration: Working closely with engineering maintenance, electrical, and HVAC teams to coordinate efforts and ensure proper integration of all systems. Providing technical support and basic training to end-users or operational staff as needed.

Qualifications and Essential Requirements

To be a successful candidate for this role, you should meet the following criteria:

• Educational Qualification: A diploma or certificate in Electrical Engineering, Electronics, Mechanics, or a related field in automation systems. Specialized certifications in BMS systems (e.g., from vendors like Siemens, Honeywell, Schneider Electric) are highly preferred.
• Work Experience: A minimum of 3 to 5 years of hands-on experience in maintaining and troubleshooting Building Management Systems (BMS) or Building Automation Systems. Experience in large facility environments (e.g., hospitals, hotels, commercial complexes, smart offices) is a significant advantage.
• Technical Skills:
  • Practical, in-depth knowledge of HVAC control systems and their components.
  • Strong understanding of common communication protocols (BACnet, Modbus, LonWorks).
  • Ability to read and interpret electrical drawings and system schematics.
  • Proficiency in using various BMS operating and monitoring software.
  • Basic knowledge of system-related computer networking and communications.
• Personal Skills: Excellent analytical and systematic troubleshooting abilities. Capacity to work independently and as part of a team. Attention to detail and accuracy in work. Good communication skills (English may be required for handling technical documentation).
