Job Description and Responsibilities

The Director of Hospitality Assets will act as the strategic liaison between the asset ownership (Golden Group Holding) and its operators (international or local hotel management companies). The core responsibilities are centered on:

  • Strategic Oversight: Fully representing the owner's interests and overseeing the overall performance of the Group's hospitality assets, which may include luxury hotels, resorts, serviced apartments, or related leisure facilities.
  • Financial & Operational Performance Monitoring: Analyzing monthly and quarterly financial statements, comparing actual performance against budgets and forecasts, and reviewing key performance indicators (KPIs) such as Occupancy Rate, Average Daily Rate (ADR), and Revenue Per Available Room (RevPAR).
  • Operator Relationship Management: Conducting regular meetings with the operator's management teams, reviewing annual business and marketing plans, and ensuring compliance with the management agreement and brand standards.
  • Revenue & Profit Optimization: Working closely with the operator to develop and execute revenue enhancement strategies, reviewing pricing models, and proposing initiatives to improve operational efficiency and reduce costs without compromising service quality.
  • Capital & Expenditure Oversight: Reviewing and approving Capital Expenditure (CapEx) plans and major expenses, ensuring renovation or development projects are executed within the approved budget and timeline.
  • Risk Assessment & Reporting: Identifying potential operational and financial risks and preparing detailed, transparent reports for senior management at Golden Group Holding on asset performance, challenges, opportunities, and strategic recommendations.

Qualifications and Requirements

To be a successful candidate for this leadership role, you should meet the following criteria:

  • Educational Background: A Bachelor’s degree in Business Administration, Hospitality Management, Finance, or a related field. A Master’s degree (e.g., MBA) or professional certifications in hotel or asset management is a significant advantage.
  • Professional Experience: Minimum of 10-12 years of experience in leadership roles within the hospitality sector, with a strong focus on asset management, hotel operations at a General Manager or Regional level, or a similar owner-representative role. Prior experience working with investment groups or holding companies is required.
  • Analytical & Financial Acumen: Deep understanding of hotel financial statements (P&L, budgets, cash flow), and the ability to analyze performance metrics and translate data into actionable strategic insights.
  • Leadership & Negotiation Skills: Proven ability to lead and influence diverse teams (without direct line management), and excellent negotiation skills to deal with operators, vendors, and business partners.
  • Market Knowledge: Strong knowledge of hospitality markets, particularly the Sultanate of Oman and the wider Gulf Cooperation Council (GCC) region, is essential.
  • Language Proficiency: Fluency in English, both written and spoken, is mandatory. Arabic language skills are a strong advantage.
