Quantity Surveyor – Interior Fit-Out & Contracting

The role of a Quantity Surveyor (QS) is pivotal and vital within the construction and real estate development sector, particularly for projects involving interior building finishes and fit-outs. A leading company in the Sultanate of Oman is seeking to hire a qualified and experienced Quantity Surveyor specializing in this precise field to join its dynamic team.

Job Description & Key Responsibilities

The appointed Quantity Surveyor will play a fundamental role in managing the costs and financial resources for interior fit-out and contracting projects. Their primary focus will be on ensuring financial efficiency and adherence to defined budgets, thereby contributing to project success and profitability. Daily tasks and core responsibilities include:

  • Cost Preparation & Analysis: Preparing detailed initial cost estimates for new projects during the tendering phase, accounting for all interior finishing materials and specialized works.
  • Quantity Take-off Management: Accurately preparing and analyzing Bills of Quantities (BOQ) for interior fit-out projects, encompassing electrical works, plumbing & sanitary works, carpentry, flooring, wall finishes, and false ceiling works.
  • Cost Monitoring: Monitoring the actual project costs against the approved budget throughout the project lifecycle, identifying any variances, and proposing corrective solutions.
  • Valuation of Work Done: Preparing and submitting periodic interim payment applications to clients based on the percentage of completion and following up on receivables.
  • Subcontractor & Supplier Claims Management: Evaluating and auditing payment claims received from suppliers and subcontractors to verify their accuracy and alignment with work executed.
  • Change Management: Assessing and estimating the additional costs for any changes or additions to the original scope of work (Variation Orders) and negotiating them with relevant parties.
  • Tendering & Pricing: Assisting in the preparation of competitive bids and pricing for new projects.
  • Internal Coordination: Working closely with project managers, engineers, and site supervisors to ensure integration between technical and financial aspects.
  • Documentation & Reporting: Maintaining accurate and clear financial records for the project and preparing regular reports on cost performance.

Qualifications & Essential Requirements

To be successful in this role, the candidate must meet the following criteria:

  • Educational Background: A Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related field. Professional certifications such as membership with the Royal Institution of Chartered Surveyors (RICS) or equivalent are a strong advantage.
  • Work Experience: A minimum of 3 to 5 years of practical experience in a Quantity Surveyor role, with a clear and proven focus on Interior Building Fit-Out projects and contracting works. Experience in the Omani or GCC market is a significant plus.
  • Technical Skills:
    • Excellent proficiency in relevant computer software, especially MS Office (Advanced Excel).
    • Practical working knowledge of quantity take-off and estimation software (e.g., AutoCAD, BIM software, specialized estimation tools).
    • In-depth understanding of construction methods, finishing materials, and local market rates.
    • Comprehensive knowledge of construction contract forms (e.g., FIDIC) and standard cost management practices.
  • Personal Skills:
    • Superior analytical and numerical skills with strong attention to detail.
    • Excellent communication and interpersonal skills (verbal and written) in both Arabic and English.
    • Ability to work under pressure and meet strict deadlines.
    • High degree of integrity and professionalism.
    • Ability to work effectively both within a team and independently.
